A quit claim deed, sometimes referred to colloquially as a “quick claim” deed, is generally used for transferring property between family members, spouses, relationship partners, and longtime friends.

In a quitclaim deed, the grantor gives the grantee any rights that he or she may have had in a property up to that point.

It’s important to keep in mind that this type of deed doesn’t require that the grantor show any proof of prior rights in the property.

The grantor simply gives up or ‘quits’ any right to a claim on that property now and in the future.

With a quit claim deed, the grantor does not guarantee that he or she has any rights to the property.

In contrast, with a different type of deed, the warranty deed, the grantor guarantees the transferred rights in the property.
